Sunrise Capital invests in institutional
quality multifamily assets

We target institutional quality Class A apartment complexes with 200 units or above and focus
primarily on performing stabilized properties (90%+ occupancy rate) with a value-add component
(an opportunity to increase NOI) with a deal size of $40-$100mm.
We target 7%-9% average cash on cash returns with an IRR north of 15% over a three to five year hold.
We look for markets which are landlord and business friendly and are experiencing high job growth and
high population growth. Currently, our firm focuses on investing in Dallas, Austin and Houston.

David (Viacheslav) Davidenko, MBA
Co-Founder and Managing Partner

David (Viacheslav) Davidenko is a full-time accredited investor from Austin. He is a respected, profit-driven entrepreneur and general management professional with a stellar career history of achievements investing in highly successful businesses. David is a Founder and CEO of the Hi-Tech company, the silver prize winner of Forbes magazine’s “The School of a Young Billionaire” competition. He has invested all-time as a GP and LP in more than 30 multifamily properties, around 7,000 units altogether. David is a managing partner and co-founder of Leander Springs, a mixed-use new development project with retail, restaurants, entertainment, hospitality, office and residential components with a four acre lagoon in the middle, that upon completion should be worth more than $1 billion.

He holds an MBA Degree from University of Chicago Graduate school of business.
